If you’re tearing down a shed, garage, pool, or whole house in Williamson County, you probably need a permit. Skip it and you can get fined, get a stop-work order, or have trouble selling the property later.
I do demolition work in Cedar Park, Liberty Hill, Round Rock, Georgetown, and Leander. Here’s the real process — what trips homeowners up, and how to get the permit without spending three weeks waiting.
Who Issues the Permit?
That depends on where the property sits:
- Inside Cedar Park city limits: City of Cedar Park Building Department
- Inside Liberty Hill city limits: City of Liberty Hill Development Services
- Inside Round Rock city limits: Round Rock Permitting and Inspections
- Inside Georgetown city limits: Georgetown Building Inspections
- Unincorporated Williamson County (outside any city): Williamson County Public Works
If you don’t know which one applies, look up your address in the county appraisal district (WCAD) and check the “jurisdiction” field. That’s the answer.
What Needs a Demo Permit
Almost any structure removal needs a permit, including:
- Houses (full or partial)
- Garages (detached or attached)
- Sheds over 200 sq ft (under 200 sq ft is usually exempt — check your jurisdiction)
- Swimming pools (in-ground always; above-ground sometimes)
- Carports and patios with permanent foundations
- Commercial structures of any size
What usually doesn’t need a permit: small sheds under 200 sq ft, above-ground pools without a deck, fences, and interior wall removal (that’s “remodel,” not “demo”).
What You’ll Need to Apply
Most Williamson County jurisdictions want:
- Application form (each city has its own)
- Property survey or plat showing the structure to be removed
- Proof of utility disconnect (electric, gas, water — letters from each utility)
- Asbestos survey for any structure built before 1981 (this is the one that catches people)
- Demo contractor’s insurance certificate
- Application fee (usually $75–$300 depending on jurisdiction and size)
The Asbestos Survey Trap
This is the #1 thing that delays demo permits in Williamson County. If the structure was built before 1981, the State of Texas requires an asbestos inspection by a licensed inspector before you can pull a demo permit. No exceptions, no shortcuts.
That inspection costs $300–$600 and takes 3–7 business days. If asbestos is found, you also need a licensed abatement crew to remove it before any demolition can start. That can add $2,000–$10,000+ to your project.
If your house, shed, or garage is pre-1981, budget for this up front.
How Long the Process Takes
Realistic timelines for a clean demo permit in Williamson County:
- Asbestos survey: 1 week
- Utility disconnect letters: 1–2 weeks (gas is the slowest)
- Permit review after submission: 5–15 business days
- Total from “I want to demo this” to “I have a permit”: 3–6 weeks
If you need it done faster, start the utility disconnects today, even before you’ve picked a contractor.
What Trips Homeowners Up
The four most common problems I see:
1. Forgetting the asbestos survey. Permit office bounces the application back. You lose 1–2 weeks.
2. Hiring an uninsured demo crew. Permit office won’t accept the application without a current insurance certificate naming the county or city as additional insured.
3. Not capping the sewer. Most jurisdictions require sewer line capping before final inspection. Plumber adds another day to the project.
4. Not removing the foundation slab. Some permits cover structure only, not slab. Read the permit before assuming.
